Understand the two-tax system

A typical residential purchase in Ontario is subject to provincial land transfer tax. If the property is inside the City of Toronto, Toronto Municipal Land Transfer Tax is generally charged as well. That is why a Toronto buyer can need materially more cash at closing than a buyer paying the same price in Markham, Vaughan or Richmond Hill.

Check first-time buyer eligibility

For the Ontario and Toronto programs, the buyer must generally be at least 18, occupy the home as a principal residence within nine months, and must not previously have owned a home or ownership interest anywhere in the world. Spousal ownership and Canadian citizenship or permanent-resident rules also matter.

Estimate the cash needed at closing
